C6 identified a unique opportunity to acquire a mixed-use commercial property located in the Riverview Arts District of Jersey City, NJ.

Since acquisition, the retail corridor has come to life with C6’s asset being the first to deliver a luxury retail experience to the neighborhood.


strategic analysis and rationale

C6 approached the acquisition with foresight seeing a first-mover advantage in an urban walkable environment that lacked enough neighborhood amenities to meet local demand.

At acquisition, the property included 4,000 SF of vacant ground floor commercial space with residential apartments above, under-rented and prime for renovation.




Through local community involvement and prior to closing, C6 directly sourced a Choc-o-Pain to take all 4,000 SF of vacancy. Choc-o-pain is a high-end French bakery with locations in Jersey City and Hoboken.

Our commercial space now serves as the manufacturing and distribution headquarters for Choc-O-Pain while also featuring a café. The tenant’s use of the space required several approvals from various local city officials and required a specialized and significant build-out.

Immediately following the closing, C6 began demolition and fully gutted the commercial space while finalizing lease terms with the new tenant.




Our unique ability to source the opportunity from local contacts and work with local neighborhood groups to further uncover the right tenant and use for the space resulted in an ideal outcome for C6, our investors, the tenant, the local neighborhood and Jersey City itself.

The property was the first of its kind to bring new retail amenities to Palisade Avenue, paving the way for additional developers now breaking ground with other retail and residential projects along the avenue. Re-positioning of the residential component is scheduled to begin in 2018, bringing the property to full stabilization, projecting to yield a 12% cash-on-cash return with a 24% IRR and 2.7x equity multiple to investors.
