Relationships Over Transactions

overview

C6 remained in contact with the developer throughout construction of this luxury apartment project after being introduced through a shared contractor. We built trust and credibility resulting in a below market basis in exchange for surety of execution.

The participants in the investment, including debt and equity  partners, were chosen based on alignment of interests to ensure an effective partnership.

strategic analysis and rationale

River Edge represents an unusual combination of new construction with value-add components. The buildings were vacant at acquisition with risks factors that prevented broad marketing.

Purchased this 100-unit luxury property at replacement cost in a supply-constrained, high barriers-to- entry market of Northern New Jersey.

execution

Consistent and transparent communication with our equity and debt partners provided comfort that the capital entrusted to C6 receives the attention and care it deserves.

C6 leased the building to a high-quality and diverse tenant base, achieving underwritten revenue and expenses.

Our active management-style ensured issues were resolved before they affected the ultimate outcome of the business plan.

results

Luxury apartments are among the most competitive sectors of the real estate industry. C6 delivered an exceptional investment at a fundamentally sound basis to the benefit of our long-term relationships through persistent and diligent execution.

The building is stabilized and positioned as the best asset and value in the submarket. Tenants enjoy public transit access to New York City just 15 miles away. The open residential feel of the property provides a sense of calm in an otherwise densely populated area.
